When it comes time to sell your home, you want to make it look as nice as possible.  You wouldn’t want to buy anything from the store in a dirty, distressed state, so why would anyone want to buy a home that’s similar?  The problem is that most people tend to glance over a lot of this part of the home buying and home selling process.  They tend to feel that the lived in look is what is going to be most common, so that’s how it should be viewed.

As a Realtor in Billings, I’m here to say that’s not the case!  The home should be staged to look as beautiful as possible.  So here are a few tips to help you get started, and remember: heed the advice of your real estate professional.  They have done this hundreds or thousands of times.

Home Staging Mistake #1 – Skipping Staging Completely

This mistake is made especially when the real estate market is hot.  Homes don’t sit long, so people believe that a minimal effort is necessary.  There are two factors at play here: yes, the home will likely sell quickly even if it’s not staged.  But it’s not going to sell for as much as it could have if it were staged properly.  Billings, Montana real estate is a hot market, but why settle for less when a little effort could get you thousands more?

Home Staging Mistake #2 – Packing Up too Much Stuff

One of the biggest parts of staging your home is getting rid of the clutter.  We all have it; it’s the knick-knacks that we accumulate on our travels.  It’s the overstuffed closets because we have too many clothes.  It’s the mismatched throw pillows.  It’s the pile of books on the night stand.  Often what happens is people try to hide this clutter in the closets, cabinets, or under the bed.  When a buyer comes in and sees this, they see a space that isn’t big enough for their storage needs.  Your home is suddenly a lot smaller than they thought.  Instead, buy storage tubs (boxes will do), and pack up everything that’s non-essential.  Store it tidily in the garage (or rent a storage space for a couple of months).  You will be surprised at how much more comfortable the home is, and perhaps get rid of the clutter permanently.

You’re Only One Person And You Can’t Be Everything For Everyone!

Words of wisdom from someone who has BEEN THERE!….

What is the hurry? ….. I find myself getting anxiety thinking that I have to do everything right now while the getting is good. I have to keep this boat rowing with momentum down the river, or actually UP the river it seems most of the time.

I am always looking for the next sale, always looking for the next client or the next listing because there is this fear in me that theses opportunities might not always be here. So I convince myself that what I have to do now is capitalize on everything that comes my way because there is going to be a day when these opportunities are not here and then what am I going to do???

It is this limiting belief mentality that we have in this industry but who taught us this? Is it because of something we experienced on a personal level or is it because this is what our colleges are telling us?

But in all reality what is the hurry? Why do I feel like I have to do it all right now? Be a mother, a wife, a sister, a best friend, and team mate, a leader and a million dollar producer all in one? Life is a marathon and if you try to make it a 100 yard dash instead, then we are going to wear ourselves out and it is all going to be for nothing. The consequence will be that we will never be able to look back and enjoy anything that happened along this journey in the last 365 days.

So the question is what is the hurry? I have learned to have faith in myself, in God and in this Universal timing. I trust that when it is going to happen, it’s going to happen. And when it does happen I am going to enjoy every single minute of that moment. I am going to love whatever it is that I’m doing at that moment. But in order to do that I can not accept and play the lead role in everything at once.

Give yourself a break. Despite what we tell ourselves in the mirror every morning we are not super hero’s. I have learned to not accept every client and every listing that comes my way. I choose to only take on things that serve my greatest good and my highest purpose. Life seems to go a little smoother and easier this way. And despite what this competitive industry of limiting belief tells us, trust me, there is more work out there than we would even know what to do with even if we had it.

Choosing to accept clients that energetically align with me has not all together eliminated but has definitely limited the anxiety, chaos, stress, and unmet expectations in my career. The key is to sit back and relax and TRUST that God-This Universe, is going to put in front of you the clients where YOU can make a difference in THEIR lives.

You’re only one person you can’t be everything for everyone and at the young age of 42 🙂 I am finally OK with that. So next time you get worried about where that next sale is coming from ask yourself, “What is the hurry?” Take your time and build a foundation that is unbreakable.

One of the biggest mistakes home sellers make is what I like to call the overpricing issue.

While it’s tempting to put a high price on your home and either negotiate down with a buyer or test the market, you really want to avoid doing so.

Overpricing your home will deter buyers from coming to view your home and has the potential to overexpose it to the market as well. Luckily, there are some cures to help you get through the overpricing process so that you can get the top value for your home:

  • Check the Comps: Comps are real estate lingo for comparable sales. You want to look at homes that are very similar to yours and see what they’re selling for.
  • Get inside the minds of the buyers: Buyers look for homes online that fall in a very specific price range, so if your home is priced above its actual value, you won’t get the right buyers to look at it!
  • Visit competing open houses: Go to homes that are fresh on the market. The homes that have been lingering on the market for a very long time are not worth what the sellers are asking for either, which is why they’re still available.
  • Get your home inspected: A home inspection gives buyers peace of mind that you have done your due diligence and that you really care about your property. It also helps possibly get things fixed for even less than what a buyer’s inspector might estimate.
